The Prospect and Hickman Mills Commercial Node Master Plan would center on an approximately seven square block area around the intersection of Prospect & Hickman Mills Drive that needs a significant planning effort to ensure a productive future.  This formerly robust commercial node has seen extreme disinvestment over the last 25 years.  With proposed new development to the southeast of Marlborough, including the Cerner expansion and early stage Oxford on the Blue project, as well a possible new vision for the Dodson Industrial District, this area is primed to see a substantial increase in traffic and activity.  Further, with ongoing efforts related to Water Services green infrastructure project, a renewed focus will be on this area.  So, a concentrated planning process focused on this commercial node is required in the very near future.  Among the topics that his plan will need to address will be: existing and anticipated market demands, a survey of existing building assets, environmental constraints, infrastructure (especially as it relates to connectivity and walkability), transit access, and the relationship of the residential/commercial property mix.
